Property managers, landlords, and HOA boards have different problems than homeowners. The goals are different — minimize tenant complaints, hit common-area inspection standards, document every line item for the owner or board, turn a unit between tenants in 7 days, not three weeks. The decisions are made by a manager who isn't living in the unit and doesn't want a poetic walkthrough of the work. They want a reliable contractor who answers the phone, shows up when scheduled, finishes on the quoted day, and emails the invoice with photos attached.
CPR has worked with NJ property managers and landlords for over 20 years. Frank Serrano spent 15 years in human services before contracting — a background that translates surprisingly well to managing the people side of property management work (tenants, boards, owners, vendors). The communication standards CPR uses for property work — written scope, scheduled start, photo documentation, plain-English invoicing — come directly from that experience.
CPR previously held HOA property maintenance contracts and walked away from them years ago — not because the work was bad, but because the political dynamics of certain boards weren't what we wanted to build a business around. We've since rebuilt our property maintenance work around landlords, owner-operators, and HOAs run by professional management companies — the audience where the relationship is grounded in delivered work, not politics.
The fastest, most predictable revenue category for any rental portfolio is a clean turnover. CPR handles full unit turnovers including paint, minor drywall, trim repair, door and window adjustments, kitchen and bath caulk and grout refresh, fixture replacements, and light cosmetic work. Standard turnover for a 1- or 2-bedroom unit ships in 5–10 business days when scheduled in advance. We coordinate with cleaners, carpet vendors, and other trades so the unit is rent-ready on the date you've quoted to the next tenant.
Hallway drywall and trim work, common-area painting, door and frame repair, mailroom and entry refresh, stair tread and handrail repair, light fixture replacement, and minor cosmetic upkeep that boards routinely defer until it's an inspection finding. CPR provides itemized written quotes per board's reporting requirements and photo documentation suitable for board minutes and owner communications.
Small landlords and owner-operators with 4–20 units in NJ rarely get reliable response from large contracting firms — the jobs are too small to be prioritized. CPR is sized exactly for this segment: faucets, toilet rebuilds, drywall patches, door alignments, window operability, screen replacement, deck and railing fixes, exterior wood touch-ups. Bundled visits across multiple units keep mobilization cost down.
For portfolios that want set-and-forget seasonal upkeep, CPR runs scheduled maintenance routes — properties grouped geographically, visited on a defined cadence, with a standard checklist run per visit. The deliverable is a photo-documented report after each visit, an itemized invoice, and a flagged list of items needing follow-up work or owner approval.
For active emergencies (water, no heat, electrical, security), CPR isn't the first call — licensed plumbers, electricians, and HVAC techs are. CPR handles the cleanup, repair, and rebuild after the emergency is contained, and existing property clients get priority response scheduling on follow-up restoration work.
We answer the phone. The single most common complaint property managers have about contractors is no callback. CPR's standard response time on a property inquiry is same-day during business hours, next-business-day otherwise. If a project is too large for our schedule, we say so on the first call — not three weeks later.
We hit the quoted date. Property work has hard deadlines — tenant move-ins, board meeting dates, owner inspections. CPR's scheduling assumes the date you gave the property owner has to be hit. We don't accept a job we can't deliver on the scheduled date.
We document everything. Photos before, photos after, written scope, itemized invoice. Property managers can hand the documentation directly to owners or boards. The paperwork is built for your reporting, not just for our records.
We carry the right insurance and licensing. NJ Home Improvement Contractor license #13VH04304400, full general liability, and Workers' Comp. We can provide a current Certificate of Insurance naming any management company or HOA as additional insured before any work starts.
We don't subcontract the relationship. The same trained CPR crew that handles a homeowner's kitchen handles your property work. No revolving day-laborer roster, no surprise faces at a unit while a tenant is home.
Paint, drywall patches, trim repair, caulk and grout refresh, fixture swaps. 5–10 business days. Bundled rate for managers running multiple turnovers per year.
Half-day or full-day on site to handle a defined punch list. Per-item pricing on larger lists. Most efficient when 4–8 items are batched per visit.
Hallway paint, drywall, common-area refresh, lobby and mailroom work. Scope-based pricing, written quote with line items for board approval.
Pricing reflects standard scope on standard NJ multi-family or condo properties. Older buildings, historic properties, and high-finish luxury portfolios are quoted individually. Net-30 invoicing available for established property management relationships.
CPR's property work is sized for small-to-mid landlords (4–60 units) and small-to-mid HOAs (under 200 doors). Single-property landlords are welcome. Very large portfolios (200+ units, or large multi-property HOAs) sometimes need a different vendor model — we'll be honest if your scope doesn't match our capacity.
Yes — standard practice. CPR can provide a current COI naming your management company, HOA, or property owner as additional insured before any work begins. NJ Home Improvement Contractor license #13VH04304400, general liability, and Workers' Comp coverage available for verification.
Net-30 invoicing is available for established property management relationships. New clients typically start project-by-project with payment on completion, then move to monthly net-30 once we've built a track record. Itemized invoices, photo documentation, and project notes are emailed with every invoice for easy owner forwarding.
Yes — most of our small repair work is tenant-occupied. CPR's crew is trained on tenant interaction: confirmed appointment windows, professional in-unit behavior, dust containment, daily cleanup, and tenant satisfaction feedback. We treat tenant units the same way we treat homeowner kitchens.
No — CPR is a scheduled-work contractor, not a 24/7 emergency response service. For active emergencies (flooding, no heat, electrical fault), property managers should have a licensed plumber, HVAC, and electrician on emergency contract. CPR handles next-business-day restoration work after the emergency is contained.
CPR covers seven NJ counties for property work: Middlesex, Monmouth, Union, Ocean, Somerset, Mercer, and Morris. Portfolios concentrated in our core service area (Middlesex / Monmouth / Somerset) get the fastest response. Properties outside the seven-county area are evaluated case-by-case for established clients.
